What school district serves Ocean Beach?
Ocean Beach is served by San Diego Unified School District. Attendance is assigned by address rather than by ZIP code, so two homes a few streets apart can feed different schools — confirm the specific address with the district before relying on it.
Why has Ocean Beach stayed low-rise while other beach towns built up?
Ocean Beach sits inside the coastal zone governed by San Diego’s 30-foot height limit (Proposition D, 1972), and its community plan has held a low-scale line for decades — together they are why the cottage fabric survives and why redevelopment assumptions that pencil elsewhere do not pencil in Ocean Beach.
For a buyer the constraint cuts both ways: it limits what can be built on a lot, and it protects the scale that makes the neighborhood worth buying into. Plans premised on maximizing a parcel need the community plan and coastal rules read first — Ocean Beach is where those documents bind hardest.
