What is Compass Concierge?

Compass Concierge is a Compass programme that fronts the cost of pre-sale home improvement work — the brokerage pays the vendors up front and is repaid from the proceeds when the home sells. For a San Diego County seller it means the work that makes a house show well does not have to come out of savings first.

Eligibility, limits and repayment terms are set by Compass and change from time to time, so treat anything you read online — including this page — as the shape of the programme rather than the current terms. Ask for those in writing before committing to work.

What work is worth doing before selling?

The San Diego County pre-sale work that reliably returns more than it costs is cosmetic and presentational: paint, flooring, landscaping, decluttering and staging. Structural, mechanical and roofing work generally does not return its cost and is usually better disclosed and priced in than fixed.

That split is the whole judgement, and it is the reason to have someone walk the property before any money is committed. Spending on the wrong category is worse than spending nothing.

What is the catch with fronting renovation costs?

The honest risk in any pre-sale improvement programme is that the work is an obligation regardless of what the San Diego County home eventually sells for. It is repaid from proceeds at closing, so a seller with thin equity, or one who later decides not to sell, needs to understand that commitment before the first vendor is booked.
