Is the Mello-Roos in 4S Ranch worth it?

Whether 4S Ranch Mello-Roos is worth paying is arithmetic rather than opinion, and the comparison most buyers skip is the useful one: 4S Ranch against a home in the same Poway Unified boundary that carries no community facilities district. The districts financed the schools, roads and parks that made the community; the question is what the same school access costs elsewhere.

How much that is worth depends entirely on which part of the community an address sits in — 92127 is large and hilly, and a half-mile on the map can be a serious climb. Walking the actual route from a specific house, once, is worth more than any published walkability score.

Is 4S Ranch in a fire zone, and can you insure it?
