No community facilities district in the County Auditor's active FY 2025-26 list is named for Mira Mesa. That is the documented basis for saying Mira Mesa homes generally do not carry Mello-Roos — though it describes district names, not a guarantee for any particular parcel.

No district in the County Auditor's active list is named for Mira Mesa. These are established neighborhoods that predate the 1982 Mello-Roos Act or were built without CFD financing, which is the ordinary position for older San Diego housing stock — the special tax is a feature of master-planned construction, not of the city.

A Mello-Roos amount is specific to the parcel, not the neighborhood: it varies by district, improvement area and the phase a home was built in. The authoritative figure is the line item on the property tax bill, which names the district and gives a contact number.

Mira Mesa is served by San Diego Unified School District. Attendance is assigned by address rather than by ZIP code, so two homes a few streets apart can feed different schools — confirm the specific address with the district before relying on it.

Why do people buy in Mira Mesa?

Mira Mesa is the closest large stock of attainable single-family housing to the Sorrento Valley and Torrey Pines biotech corridor, and that commute is the main reason buyers choose it.

The employment centers immediately west and north are among the densest concentrations of research and technology jobs in the county, and Mira Mesa prices well below the coastal communities on their other side. For a household with one or two people working that corridor, the arithmetic is straightforward.

The corridor's traffic is the cost, and it is directional and predictable rather than constant — worth driving at the hour it will actually be driven.

What is Mira Mesa like?

Mira Mesa is a large San Diego community of mostly 1970s and 1980s housing, served by San Diego Unified rather than Poway Unified despite sitting immediately south of communities that are, and known for one of the more genuinely diverse commercial corridors in the county.

The district line matters to buyers comparing it with Rancho Peñasquitos or Scripps Ranch next door, because the price difference between them is partly a school-district difference. Confirm assignment against the address rather than the boundary as understood locally.

How bad is the jet noise from MCAS Miramar in Mira Mesa?

Mira Mesa's southern edge lies under the operations of Marine Corps Air Station Miramar, and the City's 2022 community plan noise study puts the 65-decibel CNEL contours reaching from the base as far north as Mira Mesa Boulevard, with the residential streets beyond it sitting under the 60-decibel contour rather than inside the louder one.

The Julian departure route turns north over the community, which is why the noise arrives in bursts rather than as a constant. The base's 2020 compatible-use study contracted the 65-decibel contours slightly and re-validated the accident potential zones drawn in 2005, so the map has been stable for two decades.

Two policies from the Miramar compatibility plan reach every buyer. Policy 3.7.2 requires the airport-proximity disclosure across the whole influence area, so it appears on a contract for a quiet northern street as much as for one on the boulevard. And Policy 3.4.5(b) makes new residential use incompatible in the clear zone and the first accident potential zone under any circumstances, which is the structural reason the land along the base edge stays industrial. Visit the address on a weekday afternoon: the map says where the line is, and the ear says whether it matters.

What is planned for Mira Mesa's future?

Mira Mesa's community plan update, adopted by the San Diego City Council on 5 December 2022, more than doubled the community's housing capacity from 26,800 to 58,700 homes and planned for 117,300 jobs, with the growth directed into seven urban villages rather than onto the existing single-family streets.

The villages are Sorrento Mesa Rim, Mira Mesa Town Center, Mira Mesa Gateway, Plaza Sorrento, Barnes Canyon, Pacific Heights and Miramar Gateway, designated for up to 73 homes an acre as urban villages and up to 109 as employment villages. Transit in the plan is bus rapid transit down the median of a proposed Carroll Canyon Road extension; skyways were listed as something to study for feasibility, and no rail line appears in the adopted text.

For a buyer in the 1970s and 1980s tracts the plan means the community around them is set to add tens of thousands of attached homes over decades, concentrated in named places, while the single-family blocks keep their zoning. The community counted about 78,000 residents in 2020, one of the most populous of the City's 52 planning areas, across roughly 11.6 square miles of the 92126 ZIP code.

What is 3Roots in Mira Mesa?

3Roots is a master-planned community of 1,800 homes on about 413 acres in western Mira Mesa, approved 9–0 by the San Diego City Council on 29 September 2020, with 185 single-family lots, 1,006 condominiums and 609 apartments of which 180 are deed-restricted affordable, around a 25.8-acre public park.

Lennar, Shea Homes and California West are building it in phases; Shea's Atwood neighborhood had sold out at the time of writing. It is the newest large tract in the community, which makes it the comparison a buyer of a 1978 house on the older streets is being measured against, and the Carroll Canyon Road extension that carries the plan's bus rapid transit runs through it.

Newer stock in a master plan usually means an association and sometimes a special tax; the County Auditor's list is the place to check, and the Mello-Roos page explains how.
