Mello-Roos in Murrieta: what it costs

Murrieta levied its community facilities districts for FY 2026-27 by council resolution on July 7, 2026, publishing each district’s total and parcel count but no per-home table: Greer Ranch $1,006,981 on 687 parcels, Murrieta Springs $1,319,578 on 765, Creekside $1,055,909 on 289, down to the new Rustic Meadows at $142,163 on 75. The newest district, Gierson Ranch, starts at $3,956 to $4,179 a home, and the pooled bonds behind the 2000–2005 districts mature in 2034 and 2035.
How much is Mello-Roos in Murrieta?
Murrieta’s July 7, 2026 levy resolutions give totals and parcel counts rather than a rate per home: for FY 2026-27 Greer Ranch’s CFD 2000-1 levies $1,006,981 on 687 parcels, The Oaks’ CFD 2000-2 $1,473,024 on 538 and $670,014 on 331 in its two areas, Murrieta Highlands’ CFD 2001-1 $572,855 on 526 and $436,464 on 416, Murrieta Springs’ CFD 2003-1 $1,319,578 on 765, Blackmore’s 2003-2 $342,231 on 171, Creekside’s 2003-3 $1,055,909 on 289, Mapleton’s 2003-4 $149,734 on 155, Bremerton’s 2004-1 $244,833 on 149, Murrieta Fields’ 2004-2 $139,228 on 96, Amberwalk’s 2004-3 $278,699 on 362, Springbrook’s 2005-1 $264,738.48 on 111 and Golden City’s 2005-5 $560,843 on 254 and $648,157 on 241.
The one district with a published per-home schedule is the newest: Gierson Ranch’s CFD 2026-1, formed June 2, 2026, assigns $3,956 for a home under 1,950 sq ft, $4,067 for 1,950–2,150 and $4,179 above that at its FY 2025-26 base, rising 2 percent a year from July 1, 2026; its 107 homes also sit in the citywide maintenance district CFD 2025-2 ($52,361 on 75 parcels this year) and the public-safety district CFD 2025-S ($64,896 on 76). Murrieta Valley Unified’s CFD 2001-4 assigned $1,768.54 for a home under 2,600 sq ft to $2,221.62 over 3,601 in FY 2021-22, and its CFD 2004-1 $2,004.96 to $2,384.56 in FY 2022-23, the last reports the district posted.
Neither the city nor the school district offers a parcel lookup: Willdan administers the legacy districts at (866) 807-6864, Spicer Consulting the new ones, and the Riverside County tax bill carries each district as its own line.
When does Murrieta Mello-Roos end?
Murrieta’s legacy districts end with the pooled bonds that refinanced them: the Series 2022 pool for Greer Ranch, Murrieta Highlands, Murrieta Springs and Blackmore had $22,930,000 outstanding on June 30, 2025 and matures September 1, 2034; the 2016A pool for The Oaks, Creekside, Mapleton and Springbrook ($31,045,000) and the 2016B pool for Bremerton, Murrieta Fields and Amberwalk ($5,605,000) mature September 1, 2035; Golden City’s 2017 and 2018 bonds ($8,920,000 and $11,505,000) run later; and Gierson Ranch may be levied until FY 2067-68.
Murrieta Valley Unified’s CFD 2001-4 ends in FY 2043-44 and its CFD 2004-1 in FY 2045-46. The city’s 2025 maintenance and public-safety districts are services levies and do not end — every new tract annexes into them, so a Murrieta buyer in a 2026 tract should expect three lines where a 2003 tract carries one.
Which Murrieta homes pay which Mello-Roos?
Murrieta’s districts follow the 2000s tracts: Greer Ranch, The Oaks, Murrieta Highlands, Murrieta Springs, Blackmore, Creekside, Mapleton, Bremerton, Murrieta Fields, Amberwalk, Springbrook (111 homes at Keller and Menifee Roads) and Golden City each carry their own; Gierson Ranch’s 107 homes at Washington and Adams Avenues west of I-15 carry three new ones; Murrieta Valley Unified’s CFD 2001-4 sits northwest of Nutmeg Street and Jackson Avenue and its CFD 2004-1 covers Tracts 30690 and 30691 on Winchester Road, in the county.
Older Murrieta stock carries no district. The school district’s reports do not name the city tracts they overlap, so whether a given home pays both a city and a school line is a question for the bill rather than for a map; the Murrieta guide lists the district families and the city’s CFD page.

A Mello-Roos amount is specific to the parcel, not the neighborhood: it varies by district, improvement area and the phase a home was built in. The authoritative figure is the line item on the property tax bill, which names the district and gives a contact number. Figures above are the administrators’ published rates for fiscal year 2026-27, retrieved 2026-09-08; most districts escalate annually, so next year’s bill will be higher by the stated percentage.
