Does Vista have Mello-Roos like San Marcos does?
No district in the County Auditor’s active FY 2025-26 list is named for Vista, while San Marcos carries 91 — the most of any city in the county. Between two adjacent cities that is about as wide as the gap gets.
There is a trap in checking it. Searching that list for “Vista” returns Chula Vista’s districts, which are thirty miles away in the South Bay, and a buyer who finds them concludes the opposite of the truth. The Vista guide covers that specifically.
What that gap means in practice is that an older Vista home and a newer San Marcos home can carry monthly costs much closer together than their list prices suggest, or much further apart, depending entirely on which San Marcos improvement area the second one sits in. Are San Marcos and Vista in the same school district?
San Marcos and Vista each have their own unified district — San Marcos Unified and Vista Unified — and neither city is split between two the way Encinitas or Chula Vista are.
Both are single districts covering kindergarten through twelfth grade, so the district question is settled by the city here in a way it is not elsewhere in North County. Campus assignment inside each still varies by address, and both districts redraw attendance areas from time to time.
One caution on the San Marcos side: San Marcos Unified’s boundary reaches past the city line into part of Carlsbad, so the reverse inference — district implies city — does not hold.
